Summary The Associate/Sr. Associate, Portfolio Management supports
all efforts of the Real Estate department in managing risk across
the various investment vehicles, developing investment strategies,
constructing the various portfolios, monitoring ongoing asset-level
and portfolio-level performance, investor and Executive Management
reporting, and execution of the business plan for each asset as it
relates to financing, recapitalization, and disposition. The
position will also monitor existing assets both during construction
and operationally, performing financial and trend analyses,
conducting market research, and preparing key reports for both
internal and external users. This role may be filled at the
Associate or Senior Associate level depending on the candidate’s
experience, demonstrated analytical capability, and ability to
independently frame and communicate insights. Senior Associate
roles carry increased expectations for analytical ownership,
judgment, and initiative, as reflected in the responsibilities and
qualifications outlined below. Title, responsibilities, and
compensation will be aligned accordingly. Duties and
Responsibilities Assist in the preparation and/or review of
quarterly Investor Reports and preparation of weekly, monthly, and
quarterly Asset and Portfolio Management reports. Assist in the
financing, hedging, recapitalization, and disposition of assets in
the portfolio. Where applicable, assist in the buyout of joint
venture development partners. Assist in the preparation of
Investment Committee Memorandum and other meeting materials for the
same. Assist in the quarterly reforecasts, quarterly valuations and
monthly operational updates and prepare meeting materials for the
same. Prepare marketing materials for current investment offerings,
sales presentations, and industry conferences. Work with Asset
Management to perform cash flow modeling and update/reforecast pro
forma models. Assist in the preparation of cash management models
to ensure adequate cash reserves and suggest distribution amounts
across all investment vehicles. Assist in the compilation of data
and metrics required by the Sales Team as well as prepare monthly
memo and participate in recurring sales calls. Coordinate with
other departments and respond to any questions for property-level,
market and submarket data and metrics to report to investors,
lenders, partners, or others. Track key economic data as well as
multifamily fundamentals at the national, market, and submarket
level. Deepen relationships with development partners, lenders,
investment sales brokers, mortgage brokers, and others involved in
the multifamily industry. Review loan documents, and complete loan
abstracts, for loan management and compliance purposes. Participate
in weekly and monthly meetings related to ongoing construction
progress and leasing/operational activity and assist in formulating
key operational strategies for operational assets. Travel to
respective markets to monitor construction, tour portfolio
properties, monitor comp performance, and meet with key market
participants such as Investment Sales brokers, Property Managers,
Development Partners, and Lenders. Other responsibilities include
performing complex financial and sensitivity analyses, conducting
market research, ad-hoc analysis. Other projects as assigned.
Senior Associate Level Duties and Responsibilities Perform detailed
financial and operational analysis and synthesize findings into
clear, organized insights that communicate the broader story of an
asset or portfolio—including drivers of performance, risks,
opportunities, and recommended actions. Organize complex
quantitative and qualitative information into a cohesive narrative
that frames asset performance, explains variance to plan, and
supports strategic discussions with internal leaders and external
stakeholders. Independently frame analytical approaches in
ambiguous situations, including determining key questions,
structuring analyses, selecting assumptions, and identifying the
most decision-relevant outputs. Review and provide feedback on
financial analyses and presentation materials prepared by others,
ensuring accuracy, logical consistency, and clarity of conclusions.
Requirements Qualifications and Skills Requirements Three
(Associate) to six years (Senior Associate) of experience in
portfolio management, acquisitions, asset management, or real
estate brokerage. Experience in multifamily sector is strongly
preferred but not required. Bachelor’s degree in Finance,
Accounting, Real Estate, Economics or related field; or equivalent
combination of education and experience. Financial Analysis &
Scenario Thinking- Strong command of real estate pro formas, cash
flow modeling, and scenario / sensitivity analysis, with the
ability to evaluate multiple outcomes and assess risk. Advanced
Excel & Financial Modeling- Ability to build and meaningfully
modify financial models. Strong understanding of model structure,
assumptions, sensitivities, and outputs. Industry & Market
Knowledge- Understanding of real estate fundamentals, market
dynamics, competitors, and investment principles. Quality and
Detail Orientation - Demonstrates accuracy and thoroughness and
looks for ways to improve and promote quality. Organization &
Execution- Strong organizational skills with the ability to manage
multiple analyses, deadlines, and priorities in a fast-paced
environment. Communication- Strong written and verbal communication
skills, including the ability to collaborate across teams. Senior
Associate Level Qualifications and Skills Requirements Critical
Thinking & Insight Generation- Demonstrated critical thinking and
deeper-level analytical capability, including the ability to move
beyond calculations to identify key drivers, patterns, risks, and
implications. Analytical Storytelling & Communication- Ability to
organize complex analysis into a clear, cohesive story,
communicating asset performance, variance to plan, and strategic
implications in a concise, decision-oriented manner. Initiative -
Demonstrated initiative and ownership mindset, with the ability to
proactively identify issues, frame problems, and drive analytical
work forward without waiting for detailed direction. Benefits and
Salary Griffin Capital’s salary ranges are determined by role and
role level, duration of direct experience, and internal and
external pay equity considerations. Associate: $110,000 - $130,000
base salary annual bonus eligibility benefits.* Senior Associate:
$130,000 - $150,000 base salary annual bonus eligibility benefits.*
